		<description>Everything you&#039;ve said is solid, in my experience as a short sale Realtor.  Because Texas is doing relatively well regarding property values compared to other states, lenders and loan servicers tend to not want to discount properties at all.  They accomplish this typically by over appraising properties.  This results in rejections of reasonale offers and properties sitting on the market a long time.  The real market values decrease due to property neglect and/or vandalism but the lenders and loan servicers will usually not account for this fact.  Being a short sale Realtor is a tough and frustrating specialty.  Extra training by highly knowledgeable professionals is a necessity.</description>
